Some Valley and Burbank areas are still moving fast despite higher borrowing costs
Zillow reported that the typical new buyer's monthly payment reached $3,037 in September 2026. That is real money. But the Real Estate Data Aggregator counted several parts of this market where buyers are still competing hard. Knowing where the pressure is highest can change how you plan, whether you are buying or selling.
All numbers below cover the three months ending August 31, 2026.
Where competition is strongest
The tightest spot the Real Estate Data Aggregator found was ZIP 91201 in Glendale. Nearly 6 in 10 homes there sold above list price. The average sale came in at 103.4% of the asking price. Half the homes that listed went under contract within two weeks. That is a fast market by any measure.
ZIP 91501 in Burbank was not far behind. The Real Estate Data Aggregator showed 53.3% of homes there sold above list, up 22.9 points from the same period a year ago. The median sale price rose 14.8% year over year to $1,262,639. Homes sold in 36 days at the midpoint.
ZIP 91506, also in Burbank, had 47.5% of homes sell above list. The Real Estate Data Aggregator counted only 28 homes for sale there, down 28.2% from a year ago. With just 2.1 months of supply, buyers had very little to choose from.
How the Valley ZIP codes compare on above-list sales
Valley Village and North Hollywood
ZIP 91607 in Valley Village had 30.8% of homes sell above list. The Real Estate Data Aggregator put the average sale at 100.2% of list, meaning sellers were getting every dollar they asked, on average. Supply sat at just 3.5 months. Prices dipped a little, down 2.5% year over year to a median of $1,262,500.
ZIP 91606 in North Hollywood showed 34.3% of homes selling above list, up 11.4 points from a year ago. That said, supply rose to 7.1 months, so buyers there had more options. Not every home sold fast: the median was 53 days on market.
ZIP 91601 in North Hollywood saw median prices climb 16.2% year over year to $1,057,500, per the Real Estate Data Aggregator. Sales volume jumped 40.7%. That is a meaningful pickup in activity.
The borrowing cost reality
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 15, 2026. Realtor.com put the average market rate at 7.40% on October 22, 2026. Those rates are real and they shape what buyers can afford. Yet the Real Estate Data Aggregator data shows buyers are still showing up in force in the tightest ZIP codes.
The wider picture
Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Inventory rose to 1.60 million homes. Existing-home prices were up 1.3% nationally. This market is not moving in isolation.
Where things are slower
Not every ZIP code is tight. ZIP 90069 in West Hollywood had 8.8 months of supply and a median of 98 days on market, per the Real Estate Data Aggregator. ZIP 90265 in Malibu sat at 13.9 months of supply. ZIP 90077 in Bel Air had 11.5 months of supply, though days on market there dropped 38 days shorter than a year ago, a notable shift.

- Higher borrowing costs are real.
- Zillow put the typical new buyer payment at $3,037 in September 2026, and Freddie Mac showed the 30-year rate at 7.40% on October 15, 2026. Even so, the Real Estate Data Aggregator found that ZIP 91201 in Glendale had 58.8% of homes sell above list, ZIP 91501 in Burbank had 53.3%, and ZIP 91506 in Burbank had 47.5%.
- Tight supply in those areas is keeping competition alive.
- Slower areas like Malibu and West Hollywood tell a different story.
